I’m Leah Breazeale, a realtor in Contra Costa County, California, and I would love to help you with your next real estate move – whether you’re looking to buy, sell, or just want to understand what’s happening in the market. I am based at Better Homes and Gardens Reliance Partners with offices in Berkeley, Walnut Creek, and Fremont. I work throughout the East Bay, with a particular focus on Contra Costa County and the Berkeley/Albany area in Alameda County.

Buying a home

The home buying process can be intimidating, especially if you’ve never bought a home before or are relocating from a less competitive market. I’ll walk you through everything you need to do to prepare, and I’ll be with you throughout the process from looking at homes, to making offers, to getting through escrow smoothly. You’ll have access to my network of preferred lenders, home inspectors, and other local professionals to assist with anything that comes up during the buying process. You’ll also have the comfort of knowing that you have access to the resources of my brokerage, which includes agents who specialize in nearly every situation.

Most importantly, if you work with me, you can expect honesty, integrity, and an agent who isn’t trying to sell you a particular home. If you want to buy a home, I would love to help you buy one, but I won’t try to convince you to buy a house. I’ll provide market data and local expertise to help you make a decision, but the decision is yours, even if you decide not to buy a home at all.

Selling a home in the East Bay

If you are considering selling your East Bay home, it is crucial that you price and prepare your home for your specific micro-market. Selling a house in El Cerrito involves a different strategy than selling a house in Rodeo. Some cities require a sewer lateral inspection and some don’t. Some upgrades will net you more money when you sell your house, while others aren’t going to recoup the costs. If I list your house, we will go over any special requirements for your city or county, what’s happening with the housing market in your neighborhood, and discuss a realistic pricing strategy designed to get as many people as possible looking at your house. I will use data, not wishful thinking, to help you arrive at a price, and we’ll discuss whether or not to paint, landscape, or stage your home, and whether or not repairs are needed, depending on your goals.
