East Bay Market Update – June 22, 2026
If you’ve been getting conflicting messages from the media about the state of the housing market, you aren’t alone. Interest rates were getting better, then they got worse again. The economy was headed one direction, then global politics changed…
Locally, tech was in a slump, which was affecting housing prices, then AI came in and completely changed everything. In the Bay Area, prices have been going up more than down, and sales are picking up in many neighborhoods. Out and about people have been asking me where I think things are headed next. Will prices keep going up? Is a crash coming?
I wish I could predict the future. I’m not a fortune teller or an economist, but here’s my opinion. At the moment, the most important factor affecting prices in the Bay Area is AI jobs. Richmond is about to get at least 700 new AI jobs, so I would expect prices in surrounding areas to get at least a temporary boost when people start moving to the area to be closer to work.
In the long term, though, nobody knows what will happen with AI as an industry. There are a lot of other factors that affect the market here too. Availability and affordability of insurance is one that I hear a lot of buyers and current homeowners worrying about. A shortage of detached single family homes keeps prices high in this area, but condo prices have dropped, due to a lot of factors, but rising HOA costs are a big one.
But at least for now, the Bay Area market has been picking up, and I’ve been seeing houses with desirable features in popular neighborhoods selling quickly with multiple offers.
