Monday Market Update: Richmond

This week I wanted to look a little bit closer at what’s happening in the different neighborhoods in Richmond. Based on what I’ve seen recently at broker tour, Richmond Annex and North and East seem to be pretty hot neighborhoods, while condo-heavy Marina Bay seems to have more listings sitting. I was curious what the data would show, so I pulled up current listings in Richmond.

While not every listing in the MLS includes neighborhood data, and it’s only as accurate as whatever the listing agent inputs, the available data does show higher inventory in Marina Bay than any other part of Richmond, while in the Annex, there are as many pending listings as active ones. There were a couple I’ve been watching that recently received multiple offers above list price, so if you’re looking in the Annex, be prepared to make a competitive offer.

If prices and competition in the Annex are too much, there are some really cute homes available in North and East at a bit lower of a price point, and quite a few condos in Marina Bay. Richmond has a lot of opportunities for buyers, compared with average prices in the East Bay as a whole, but with so much variation between neighborhoods, make sure you do your homework on which neighborhoods you want to look at.
