Monday Market Update: Vallejo

Several recent posts on social media caught my eye recently, highlighting what a typical home costs in each of the counties considered part of the Bay Area. The most affordable county on the list was Solano County, which is part of the East Bay. Vallejo, located just across the Carquinez Bridge from Contra Costa County, could be worth a look if you’re finding yourself priced out of cities that are just a bit closer to San Francisco.

Here’s a quick snapshot of what’s happening with the housing market in Vallejo. Analysis is based on data on detached home sales only (do excludes condos, mobile homes, etc) and was downloaded from the MLS on May 11, 2026.

  • Detached home sales, past 12 months: 785
  • Average sale price of detached homes so far in 2026: $538,358
  • Average sale price of detached homes in the month of April 2026 (out of 78 homes): $559,481
  • Average sold to list ratio: 100%

As of May 11 when I downloaded the data, there were a total of 167 detached homes active on the market, plus 7 listed as coming soon. The average list price was $586,929. There were 61 pending sales.

Averages don’t tell the whole story. Looking at homes currently for sale, the price ranges from $275,000 to $1,250,000. Age, square footage, and condition can also vary widely. The 100% average sold to list price ratio is also a bit misleading. While many homes did sell very close to the list price, there were homes that sold for more than 15% above and below that average. In a city with as much variety as Vallejo, it’s important to look at the condition of a home, as well as what other homes in a specific neighborhood are selling for, when figuring out what a home might be worth.

If you’re looking to get into the housing market in the Bay Area, Vallejo offers more affordable prices than many other cities, while still providing a convenient location with public transportation to San Francisco via the ferry and bus lines that go to BART. And with more than 150 detached homes available (at the time of this post) there are options!
