Lamorinda Inventory Snapshot

This week I toured some beautiful homes in the Lamorinda area (Lafayette, Moraga, and Orinda in case you’re not from the bay area and don’t know what Lamorinda means) so I decided to take a closer look at what is currently available in the area.

A lot of people want to live in this area, but it is more expensive than most of Contra Costa County, with average home prices near $2M at the time of this post. I downloaded a list of all homes, including condos and townhouses, that are currently listed for sale in the MLS, as well as homes that are pending or coming soon. Here’s a summary of what I found.

Lamorinda pros and cons

Some reasons to live in Lamorinda: proximity to Oakland, Walnut Creek, and San Francisco, commute distance to Silicon Valley, larger lots and lots of open space including some beautiful hiking trails, great food.

A few things to consider if you’re thinking about purchasing in Lamorinda: homeowners insurance is expensive and can be difficult to obtain, and home prices are out of reach for many buyers. While open space and larger yards is a draw for many buyers, it does mean that many neighborhoods are not walkable to grocery shopping and other businesses.
