Martinez Housing Market

Martinez is the County Seat of Contra Costa County, but it’s also a great place to live. There are a lot of thriving local businesses in the downtown area, hiking/biking trails, an Amtrak station for commuters heading to SF or Sacramento, and homes in Martinez aren’t quite as expensive as in some other parts of the bay area, with a typical 3 bedroom home being listed around $700,000-800,000 at the time of this post. Here’s just a little information about the market in Martinez from 2025 and early 2026. I pulled my data from the MLS, so while it may not include off market sales, it is the most complete dataset I can use.

In 2025, the month with the highest sales volume, by number of homes sold as well as the total $ amount of the sales, was May. With many home sales that close in May being the result of offers submitted in April or early May, which if often a very busy time in the East Bay housing market, this is not surprising to me.
