One thing that might stand out when looking at the charts is the HUGE difference in the sale price to list price ratio of El Cerrito compared with other cities in Contra Costa County. While El Cerrito is a hot market with limited inventory, that doesn’t entirely explain what’s happening. Although El Cerrito is located in Contra Costa County, in many ways it is a more similar housing market to Berkeley and Albany in Alameda county, where so-called “teaser pricing” is common when listing homes for sale.
