Monday Market Update

Every Monday, I review data from the East Bay housing market, and today I’m sharing some sales data from April 2026 for Alameda County and Contra Costa County. I pull all of my data from my local MLS, and can not guarantee the accuracy of all data. See note at the bottom of this post.

Today I’m looking at total sales and average price per sale, for both Alameda County and Contra Costa County. One sale was excluded from the Alameda County data since I flagged it as a data entry error.

Notes on data collection & analysis:

I pull all of my data from my local MLS, and can not guarantee the accuracy of all data. As an example, while looking at sales data for the month of April, I saw that one sale in Oakland was listed as selling for $660,000,000 which was nearly 1000x the list price – so I’ve excluded that one from my analysis! It was probably supposed to be $660,000, and maybe the listing agent will correct it, but for now, I’m just ignoring that single data point. I’ve included data for residential sales only, which primarily consists of single family homes, condos, and townhouses, but may include some homes that could be considered income properties, for example if the home includes an ADU.
